+ Owners

We provide you access to a dedicated Owner Portal used for making payments or contributions, submitting maintenance requests and sharing documents. We also provide next-day owner/vendor funds settlement (excluding weekends) at no additonal cost. We believe that transparent communication is key to a successful realtonship, so we utilize email, phone/text and the occasional snail mail. We make it a priority to enforce the Rules & Regulations set in place by any homeowrner or association.

+ Marketing

Our goal is to reduce the number of days a property sits vacant on the market. With our professional and easy to navigate website, we are able to provide clear access to our available listings and allow us to secure real-time leads. We give 100% effort when it comes to our Marketing Campaigns, and offer easy appointment setting for showings and open houses.

+ Tenants & Leasing

Similar to Owners, we offer Tenants access to a dedicated Tenant Portal used for making payments, submitting maintenance requests and sharing documents. We post 3/30/60 day notices on your behalf as required by law if needed. Comunications with tenants is most important, and we keep logs of phone calls, text messages, emails and snail mail we send. We keep track of important leasing activites which include property inspections, and violations and are always reviewing the local market to detect market changes for any rental increases we may need to impose.

+ Maintenance

Our 24/7 Maintenance Call Center is available to both Owners & Tenants. All maintenance requests that are recieved are reviewed & handled quickly and effeciently. Work orders can be tracked in the Owner or Teants respective portals, and we provide clear communication between management, vendors and our clients & customers. We have solid Vendor Management & Supervision and guarentee bids for quality work at fair prices. There is no mark-up on services, you will always get the original invoice. Property inspections are scheduled semi-annually/annually, but are also available upon request. We do offer Project Management for Renovations/Re-Models, please inquire about pricing.

+ Accounting

One of the most important aspects of property management is financials. In addition to monthly billing & collecting of rents we also provide detailed reporting that includes Move-In/Move-Out Reporting, Monthly Management Summary & Recommendations & Cash Flow Reporting. All original invoices and reports are kept on file for the duration of the management term. All 1099-MISC tax documents with reports are sent electronically by or before January 31 for the prior tax year.

What is Property Management?

Full service property management is for the individual(s) who do not want anything to do with management of their property. They want to leave it to a professional.

What is the cost?

We charge 7% per month of collected rent, and a one-time leasing fee of $349.00. We do not charge any upfront or vacancy fees. We encourage you to contact us for a [quote][0] as every property is different.

What are your contract terms?

Our management contracts are one-year with an option to renew. If not renewed, it goes month-to-month.

How does the process start?

Please fill out the contact form [here][2], then you’ll receive an email from us with an invitation to chat more about how Sevyn & Co. can help you with your property management needs.

How often will I get updates on my portfolio?

Updates may vary from time to time depending on what is going on with the property. Normally, our owner disbursements go out between the 6th-10th of each month electronically, and you receive confirmation by email along with your monthly owners statement. We also offer an owner portal where we load important documents for your review.

Do you mark-up maintenance and repairs?

No, we do not mark up maintenance repairs. We keep copies of the original estimates and invoices in your file, and can provide them to you upon request.

How long are your properties typically vacant?

30 days or less. Lately, most have rented within 21 days.

Do you make profits on any renovations or remodels?

No, we do not make profits on repairs in general. If we Supervise a full remodel or renovation that exceeds $7500, we do charge 10% for supervision, coordination, inspections, and more.

If I decide to sell, can you list my property for me?

Yes! We are all licensed realtors, and we would love the opportunity to list your property for sale. We offer our current clients a discounted brokerage rate of 4%, instead of the normal 6%.

What would be the advantages of listing with you?

Second to you, we know your property better than anyone else. We also have a great relationship with the tenants, so when it comes times to sell, who better to list the property than us!

What is your management cancellation policy?

We ask that you give us a standard 30-day notice for cancellation. If you already in a contract with us, you are responsible for the remaining part of the contract even if 30-day notice is given.
