Similar to Owners, we offer Tenants access to a dedicated Tenant Portal used for making payments, submitting maintenance requests and sharing documents. We post 3/30/60 day notices on your behalf as required by law if needed. Comunications with tenants is most important, and we keep logs of phone calls, text messages, emails and snail mail we send. We keep track of important leasing activites which include property inspections, and violations and are always reviewing the local market to detect market changes for any rental increases we may need to impose.
Our 24/7 Maintenance Call Center is available to both Owners & Tenants. All maintenance requests that are recieved are reviewed & handled quickly and effeciently. Work orders can be tracked in the Owner or Teants respective portals, and we provide clear communication between management, vendors and our clients & customers. We have solid Vendor Management & Supervision and guarentee bids for quality work at fair prices. There is no mark-up on services, you will always get the original invoice. Property inspections are scheduled semi-annually/annually, but are also available upon request. We do offer Project Management for Renovations/Re-Models, please inquire about pricing.
One of the most important aspects of property management is financials. In addition to monthly billing & collecting of rents we also provide detailed reporting that includes Move-In/Move-Out Reporting, Monthly Management Summary & Recommendations & Cash Flow Reporting. All original invoices and reports are kept on file for the duration of the management term. All 1099-MISC tax documents with reports are sent electronically by or before January 31 for the prior tax year.
