robust marketing

We want the best tenants for your property. So to achieve this we list to more than 50 top premium real estate platforms, which can also include the Multiple Listing Service (MLS). 


We will collect the initial move-in rents and respective deposits for the property at move-in before the tenant takes full possession of the property. Security deposits will always be recorded as owner held.

screening tenants

Every applicant 18 yrs+ submitting an application goes through a simple, yet thorough screening process which includes a complete nationwide background, criminal, and eviction check.


We will provide to you a wide array of accounting reports concerning your investment. A detailed owner statement with a trust ledger will be sent over via email, and tax documents at the end of the year.

drafting DOCUMENTs

Don't worry about the generic forms used by other companies. Our drafted CAR (California Association of Realtors) forms protects our property owners, and tenants while respecting all legal obligations.


A quick and easy transition will take place after placing the tenant in the property. Funds and Owner Reports will be disbursed, along with the tenants full file.



What is Lease-Up?

Lease-Up services are for the individual(s) who don't have the time or desire to fill their vacancy but do not mind handling the property once a tenant has been secured and placed in the property.

What is the cost?

We charge a flat 4% of the lease term. We do not charge any upfront or vacancy fees. If you feel your situation is different, please contact us for a quote.

What are your contract terms?

With our lease-up service we sign a rental listing agreement, that has an expiration point of 90 days.

How does the process start?

How often will I get updates on my portfolio?

Updates may vary from time to time depending on what is going on with the property. Normally, our owner disbursements go out between the 6th-10th of each month electronically, and you recieve email confirmation of funds being delivered along with your monthly owners statement.

Do you mark-up maintenance and repairs?

No, we do not mark up maintenance repairs. We keep copies of the original estimates and invoices in your file, and can provide them to you upon request.

How long are your properties typically vacant?

30 days or less. Lately, most have rented within 21 days.

Do you make profits on any renovations or remodels?

No, we do not make profits on repairs in general. If we Supervise a full remodel or renovation that exceeds $7500, we do charge 10% for supervision, coordination, inspections, and more.

If I decide to sell, can you list my property for me?

Yes! We are all licenesed realtors, and we would love the opportunity to list your property for sale. We offer our current clients a discounted brokerage rate of 4%, instead of the normal 6%.

What would be the advantages of listing with you?

Second to you, we know your property better than anyone else. We also have a great relationship with the tenants, so when it comes times to sell, who better to list the property than us!

What is your listing cancellation policy?

We ask that you give a standard 30-day notice for cancellation.
